Austin is about thirty-five miles from the yard in Taylor, which is inside the radius we work but far enough that we schedule it in blocks rather than dropping in. It is also the one city we cover where the rules, not the house, are usually what shapes the job: tree protection, impervious cover limits and a review queue that moves slower than the Williamson County cities all have to be worked into the plan before anyone picks up a tool.

A kitchen is the most disruptive room in the house to remodel, so the plan matters more than the mood board. We draw the layout to scale, confirm where the plumbing and electrical actually run, and agree the finish schedule before demo day. That is what lets us hold a date.

Three clear layers, and they behave completely differently. The central neighbourhoods — Hyde Park, Rosedale, Travis Heights, Clarksville — are largely 1920s to 1940s bungalows on pier-and-beam, on narrow lots with alley access. A wide 1950s to 1970s ring follows: Allandale, Crestview, Windsor Park, Barton Hills, mostly single-storey brick ranches on slab. Then 1980s onwards further out, where post-tension slabs become the norm and change how plumbing can be rerouted.

What catches people out here

  • Austin protects trees in a way the surrounding cities do not. Anything 19 inches or more across at chest height is a protected tree and needs a permit to remove; at 24 inches, species like live oak, pecan and Texas ash become heritage trees and generally cannot come out at all. It matters for remodels more than people expect, because the root zone is protected too — that is what decides where an addition, a deck footing or a trench can actually go.
  • Single-family lots in Austin are capped at 45% impervious cover. A big patio, a driveway widening and a rear addition can quietly add up to more than the lot is allowed, and it is far cheaper to find that out on paper than after the slab is poured. We check it before drawing anything.
  • If the house sits in a local historic district — Hyde Park and Old West Austin among them — or is a designated landmark, exterior changes go past the Historic Landmark Commission as well as the usual review. That is a real addition to the timeline, and it is the single most common reason an Austin project takes longer than the same job in Round Rock.
  • The post-1980s houses are typically on post-tension slabs. Moving a bathroom or a kitchen sink on one is not the same job as on a conventional slab — those cables cannot be cut, so the layout works around them or the plumbing goes overhead.

Sometimes. If the boxes are solid plywood and the layout is not changing, refacing or new doors and hardware is a genuine option and saves a lot. If they are particleboard with a veneer face — common in newer builds — replacing is the better spend and we will say so.
